If you are new to the idea of selling a home, you are not alone. There are a lot of people who have outgrown their first home and are in the market for a new one. Before you can do that, you need to put your existing home on the market. Maybe your kids have gone off to college, so it’s time for you to downsize. Whatever your reason, you need to understand the steps involved in the selling process.
Typically you will already have chosen a professional Dallas real estate agent. You will discuss your priorities and needs. You will more than likely have an existing mortgage that needs to be paid off. This would be a need. If you have another home in mind that you would like to make an offer on, this would be a priority. Your agent can arrange to have the sale of your existing home and the purchase of your new home coincide with one another.
Your agent will go over a marketing plan with you. Some of the items will include placing a sign in your yard stating that the home is for sale. They will take photographs of the exterior and interior of the home. They will prepare property brochures to place inside the home for other Realtors to view when showing your home. They may send out “Just Listed” postcards to the surrounding area to notify neighbors that your home is for sale. The reason for this is that your neighbors have chosen to live in your neighborhood just like you did. So, if they have any friends or relatives looking for a home they will likely tell them about your home. They will also hold open houses (normally on a Saturday or Sunday for about three hours).
During this economical time, it is very easy for Realtors to place your home on the internet for added exposure. Statistics show that a large percentage of prospective buyers start their home search on the internet. After they have narrowed down what they are looking for in a home they seek out a Realtor to gain access to select homes. Virtual tours are also added inexpensively, which enhances the buyers experience with your home.
Your real estate professional will then monitor your marketing plan and any activity. If the results are positive, you will have a buyer. If there is not a lot of activity, your agent will modify the marketing plan and try to attract more buyers. They may decide to have a Broker’s Open House, where they invite other Dallas real estate companies to come and view the property. This helps broaden the market for you. They would typically do this during the week and host a luncheon. Other real estate agents will come to your home and if they have buyers in the market for your particular home, they will then show their buyers. Sometimes it takes getting other agents inside your home to get perspective buyers. Hopefully, there will not be a need for further marketing and your home will sell quickly. Marketing plans can be adjusted depending upon what the market conditions are and your agent will know exactly what to do.
