This new economy has added some interesting things to the home buying and home selling industry. If you are in the Dallas real estate market and looking to buy or sell, you will want to take a look at the following tips. They have helped a lot of people get the most for their money.
Buyer Tips
• Save as much money as you can. The more cash you have, the more bargaining power you have in the negotiations.
• You can negotiate just about anything you want when buying a Dallas home. Never be afraid to ask for extras, such as a home warranty, some or all of your closing costs paid by the seller, or even property taxes for the next year.
• When your realtor hands you the multiple listing pages for properties that fit your criteria, look at the number of days the house has been on the market. The longer it’s been on the market, the more bargaining power you have. Homeowners are probably “ready” to negotiate.
Seller Tips
• In the Dallas real estate market, make sure your home is priced right. Remember, if it won’t appraise for the price you have listed, the bank won’t finance the buyers for that amount. So, be realistic.
• Make the cosmetic repairs. No matter how solid your home is, if it’s in need of a paint job you should paint it. Looks truly do matter to the buyer.
• What an improvement to you, doesn’t necessarily mean it’s an improvement to the buyer. Don’t paint in vibrant colors. Stick to neutral color carpeting and paint. You might love purple, but other people can’t see past it and you might lose an offer.
