If we don’t charge, how do we get paid then? Here is how it works. The seller pays the commission to his or her agent, and then his or her realty company pays a portion of the commission to us.
Could you get a better deal if you went to the home seller directly? No, unless the home is for sale by owner, which is very unlikely because only about 2% of all homes are for sale by owner. If you decide to go this route, you will miss out on the 98% of the homes that are listed on Multiple Listing Service with an agent. What are the chances of you finding your perfect home if you only look at 2% of all homes available for sale?
What if you went directly to the agent who has the listing you are interested in? Wouldn’t that save you money? The answer is no because the seller would still pay the same amount to the agent, and the agent would just get paid twice as much.
Now what about new construction? Could you get a better deal if you come in without and agent? The answer is no again because home builders plan for Realtors’ compensation in their marketing budget, and will not jeopardize relationship with real estate agents by giving discounts to people who do NOT use Realtors. Moreover, don’t assume that builder representative is going to act in YOUR best interest – he is employed by the builder, and pursues the interests of his company.
